Leasing Specialist

·       Search for tenants (key accounts, domestic and international, franchises and independents);

·       Identifying new consumer trends and innovating concepts that could be deployed in our shopping centers and provide intelligence on the competition;

·       Assessing the desirability of each potential retailer for customers with regards to the intended merchandising mix;

·       Preparing target list of the tenants for the perspective vacancies in the mall;

·       Following up of the retail market and new tenants opening stores in the competitor malls;

·       Being in contact with the potential retailers in accordance to the defined retail-mix strategy;

·       Developing and maintaining relationships with prospective and existing tenants;

·       Setting up meetings with the existing tenants regarding their performance, taking actions;

·       Leading negotiations with tenants, with the focus on optimizing rental income and minimizing risks for Pasha Malls;

·       Preparation of the lease approval forms;

·       Manage the lease agreement, addendum, protocol, renewal, termination and similar legal documentation with the legal department;

·       Organizing authorization processes of signing deals with retailers from the initiation of the deal to store opening to the public;

·       Communication with the related departments for further processes to ensure the delivery of the premises and opening of the store to the public on time (Legal, finance team, fit out team etc.);

·       Preparation of monthly and weekly reports on the status and performance of leasing activities;

·       Assisting preparation of general assumptions, budget and 5-year business plans;

·       Preparation of monthly accrual reports.

·       Bachelor’s degree in Business Administration, Economics or related fields

·       Minimum 3 years of experience in in related area

·       Proficient in MS Office (Word, PowerPoint, Visio, Excel, and Outlook)

·       Good knowledge of Azerbaijani and English languages

·       Experience in managing and delivering technical projects involving several stakeholders and complex data in line with strict deadlines

·       Strong verbal and written communication skills

·       Strong analytical skills

·       Highly skilled in data reporting
