Project Integration & Strategic Decision-Making:
- Lead the integration of all functional streams of the project (design, construction, procurement etc.) to ensure the seamless coordination of all phases.
- Participate in high-level strategic decision-making processes with the executive team, providing critical insights and recommendations.
- Coordinate with various departments to ensure all aspects of the project align with organizational objectives and timelines.
Client and Stakeholder Management:
- Prepare and deliver strategic presentations and reports to investors, executive leadership, and other C-level stakeholders, ensuring that project expectations are properly managed and communicated.
- Act as the primary liaison between the client and project teams, overseeing client expectations and ensuring smooth after-sales and handover processes.
- Manage client feedback, concerns, and expectations in a professional and proactive manner throughout the project lifecycle.
Snagging & Defect Management:
- Lead the snagging process, including inspections, reporting, tracking, and closure of all defects, ensuring they meet luxury quality standards.
- Coordinate with contractors, consultants, and suppliers to ensure timely rectification of snags and proper closure before handover.
- Ensure all completed items adhere to the highest standards and specifications as outlined by the design and quality teams.
Quality Assurance & Compliance:
- Oversee the compliance of all project components with design specifications, statutory regulations, and company standards.
- Ensure that the quality of finishes, MEP systems, fixtures, and fittings align with the project's luxury requirements.
- Deliver a premium, hotel-level handover experience that exceeds client expectations.
Documentation & Reporting:
- Prepare and manage all necessary project documentation, including warranties, operation manuals, as-built drawings, and completion certificates.
- Maintain accurate snagging logs and detailed handover trackers.
- Provide regular weekly and monthly reports on budget, time, quality, health and safety, and project status to senior management.
Coordination & Close-Out:
- Coordinate with internal and external teams (design, construction, facilities management) to ensure smooth handover and transition post-project completion.
- Ensure that the defect liability period (DLP) processes are managed efficiently.
- Lead progress meetings with project management companies (PMCs), contractors, consultants, and other stakeholders to ensure all project milestones are met on time.
