Mechanical QA/QC Engineer

• Documentation & Repository Management

Evaluate, establish and maintain standard quality documentation templates and procedures aligned with PASHA Real Estate quality standards. Evaluate quality documentation requirements and specifications for contractors, including Method Statements (MS), Material Approval Requests (MAR), Inspection Plans, and Work Inspection Records. Conduct periodic documentation assessments to verify compliance with PASHA Real Estate standards across all projects and contractors. Collect, review, and maintain client feedback documentation to inform quality improvements and post-sales support. Familiarization to (technical parts of) all related contracts are vital part of this process.

• Non-Conformance Management

Execute Non-Conformance Report (NCR) procedures, ensuring root-cause analysis and systemic corrective actions rather than localized fixes. Review and validate non-conformities and corrective actions submitted by contractors, verifying adequacy of proposed solutions. Track NCR closure to ensure actions are completed, documented, and verified through re-inspection before formal closure. Maintain NCR trends and patterns to identify systemic gaps requiring process-level improvements.

• Material Handling & Compliance

Observe and assess material handling processes to ensure proper storage, protection, and traceability. Conduct regular storage area inspections to verify materials are stored in compliance with specifications (elevation, weather protection, segregation, labeling). Track and that required updates to preservation and protection processes are executed as projects evolve and material exposure changes. Track pre-delivery material certifications and test reports (FAT reports, Test reports, Certification, etc.)

• Quality Monitoring & On-Site Observations

Define the QA/QC monitoring plan for each project phase, specifying inspection frequency, observation points, and quality acceptance criteria. Perform routine on-site observations and inspections throughout construction phase for MEP systems mainly mechanical ones. Compare in-progress work to approved specifications, design drawings, and quality standards. Record detailed QA/QC findings using Site Observation Reports (SORs) documenting deviations, observations, and severity assessments. Provide immediate feedback to related representatives on quality issues, including corrective action requests and timelines for resolution. Summarize monitoring results for project team reviews, identifying trends and recommending process improvements. Provide regular reports on ongoing QA/QC results to Project Leaders and senior management, including dashboards tracking finding trends, contractor performance, and remediation status

• Final Inspection & Project Closeout

Verify completion and closure of snag-list items with photographic evidence and signed-off documentation

Coordinate final site inspection, including structural verification, system functionality testing, and regulatory inspection coordination if required

Prepare comprehensive final Quality Report documenting project quality performance of contractor companies and whole projects for any remaining defects, warranty commitments, and lessons learned

• Project Lifecycle Quality Management

Oversight of feasibility stage processes: Review and validate feasibility studies for material/quality considerations, regulatory compliance, and constructability

Oversight of concept design stage processes: Review concept design packages for quality, buildability, and compliance with quality standards

Oversight of detailed design stage processes: Validate detailed design specifications, detail drawings, and Method Statements for completeness and buildability

Oversight of construction stage processes: Monitor contractor execution against approved designs and quality plans; manage quality control and issue tracking

Oversight of handover stage processes: Verify snag-list completion, coordinate final inspections, confirm regulatory approvals, and prepare final Quality Reports

• Risk Identification & Management

Identify and assess development department risks related to quality, design, material compliance, contractor capability, schedule, and regulatory requirements for the mechanical discipline.

Maintain and update the development risk register for mechanical issues, documenting risk descriptions, probability/impact assessments, mitigation strategies, and monitoring status

Monitor risk status throughout project lifecycle and report identified risks and mitigation progress to senior leadership on a regular basis

Experience Level: 2–5 years of professional experience in quality assurance and quality control (QA/QC) in construction, mechanical engineering, or related fields

Understanding of mechanical systems (HVAC, plumbing, electrical), structural inspection, waterproofing systems, and finishes quality criteria

Experience

o  In large-scale real estate development or hospitality construction projects

o  with renovation/adaptive reuse projects alongside new construction

o  with coastal or environmentally sensitive construction (corrosion protection, material specifications for exposure classes)

Proficiency with quality documentation software and tools (Microsoft Office, project management platforms (Aconex knowledge is a plus); familiarity with BIM tools a plus)

Awareness of ISO 9001 processes is a part of the process

Language: Fluent in English (written and spoken); knowledge other western languages preferred
